Landlord Fees

LEVEL OF SERVICE OFFERED:

Tenant find: 7.2% of rent (Inc VAT)

INCLUDES:

  • Finding a suitable tenant
  • Referencing and credit checks Preparation of the tenancy agreement
  • Collect and remit initial months' rent received
  • Register the tenants deposit
  • Serve prescribed information
  • Agree collection of any shortfall and payment method
  • Provide tenant with method of payment Deduct any pre-tenancy invoices
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

Rent collection: 9.66% of rent (Inc VAT)

INCLUDES:

  • Everything in tenant find service plus:
  • Collect and remit the monthly rent received
  • Deduct commission and other works
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

Fully managed: 12% of rent (Inc VAT)

INCLUDES:

  • Everything in tenant find service plus:
  • Collect and remit the monthly rent received
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Deduct commission and other works
  • Advise all relevant utility providers of changes
  • Undertake 3-4 inspection visits per annum and notify landlord of the outcome
  • Arrange routine repairs and instruct approved contractors (providing two quotes)
  • Hold keys throughout the tenancy term
  • Make any HMRC deduction and provide tenant with the NRL8 (if relevant)

ADDITIONAL NON-OPTIONAL FEES AND CHARGES (IRRESPECTIVE OF LEVEL OF SERVICE):

Setup Fee (Landlords Share): Included in management fee

  • Agree the market rent and find a tenant in accordance with the landlord guidelines;
  • Advise on refurbishment
  • Provide guidance on compliance with statutory provisions and letting consents
  • Carry out accompanied viewings (as appropriate )
  • Market the property and advertise on relevant portals
  • Erect board outside property in accordance with Town and Country Planning Act 1990 Advise on non-resident tax status and HMRC (if relevant)

Inventory Fee (between £132 to £240 inc VAT
Dependent on the number of bedrooms and/or size of the property and outbuildings

Additional Non Option Fees and charges – Irrespective of level of service

Deposit Registration Fee: - Free

  • Register landlord and tenant details and protect the security deposit with a Government-authorised Scheme
  • Provide the tenant(s) with the Deposit Certificate and Prescribed Information within 30 days of start of tenancy

Additional property visits: £60.00 (inc VAT)

  • To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance­linked visit

Submission of non-resident landlords receipts to HMRC £40.00 (inc VAT) quarterly

  • To remit and balance the financial return to HMRC quarterly - and respond to any specific query relating to the return from the landlord or HMRC

Renewal Fee £125.00

Preparation of a new tenancy, negotiating rent increases, administration

Checkout Fee (landlords share) between £114-168(inc VAT) dependent on property size

  • Agree with tenant check out date and time appointment
  • Instruct inventory provider to attend
  • Negotiate with landlord and tenant any disbursement of the security deposit
  • Return deposit as agreed with landlord and tenant to relevant parties
  • Remit any disputed amount to Scheme for final adjudication
  • Unprotect security deposit
  • Instruct contractors; obtain quotes; organise repairs /replacement/cost of any broken or missing items

Court Attendance £180.00 (inc VAT) per hour

Other--fees:

Consultancy £120.00 per hour (inc VAT)

Services of notices to terminate tenancies where we do not manage the property: £238.80 (inc VAT)

Instructing contractors where we do not manage the property or during void periods: £300.00 (inc VAT)

A supervisory fee of 7.5% of the total cost of any work in excess of £400.00 but subject to a minimum fee of £300.00 (inc VAT) is charged for supervising the work.

Supervise the partial or total refurbishment of the Premises for a fee of 12% (inc VAT) of the total cost of the work but subject to a minimum fee of £300.00 (inc VAT).

Preparation of documentation for County Court proceedings or DPS adjudication will be charged at £238.80 (inc VAT) plus our reasonable costs and expenses and attendance at court or any tribunal on your behalf will be charged at £180.00 (inc VAT) per hour plus our reasonable costs and expenses.

Duplicate statements can be provided to you or your accountant for a fee of £2.00 including VAT per statement or £150.00 including VAT for all the statements covering a tax year.

We will make a charge of £2.40 inc VAT per sheet for photocopying.

Tenant Fees

BEFORE YOU MOVE IN:

Set up fee (tenant’s share)            
£425.00 (inc VAT) for up to two tenants
Referencing up to two tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement


Additional Tenant Fee                
£150.00 (inc VAT) per tenant
Processing the application, associated paperwork and referencing


Guarantor Fee                     
£150.00 (inc VAT) per guarantor (if required)
Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement


Permitted Occupier Fee              
 £125.00 (inc VAT) per permitted occupier
Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy


Accompanied Check-in Fee    
Ranging from     £114-£168 (inc VAT) dependent on property size
Preparing an Inventory and Schedule of Condition of the property, explaining how appliances function and taking meter readings for utilities and services


Pet Deposit                    
Returnable additional Security Deposit of £500.00
To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy


DURING YOUR TENANCY:
Amendment Fee                
£125.00 (inc VAT)
Contract negotiation, amending terms and updating your tenancy agreement during your tenancy


Renewal Fee (tenant’s share)            
£125.00 (inc VAT)
Contract negotiation, amending and updating terms and arranging a further tenancy and agreement


Future Landlord Reference Fee            
£25.00 (inc VAT) per reference request
Collating information and preparing a reference for a future landlord or letting agent


OTHER FEES AND CHARGES:
Lost Security Items              
 £25.00 (inc VAT) plus item cost
Obtaining necessary permissions, sourcing providers and travel costs


Out of Hours Services                
£150.00 per hour (inc VAT) plus any actual costs incurred
Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the situation is charged at the hourly rate


Unpaid Rent / Returned Payments        
Interest at 3% above Bank of England Base Rate from date due


Professional Cleaning (if required)        
£50.00 (inc VAT) per hour which will be deducted from the Security Deposit

Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.
