Fees to: Tenants


The prospect of moving into a new rental property is incredibly exciting but it can also be quite stressful, especially if you are unaware of the different payments you will have to make. To secure a property you will be required to pay a holding deposit before then paying a security deposit. During your tenancy there will also be other fees that you need to be aware of.


To help our tenants get to grips with the different fees associated with renting a property we have provided a breakdown of our tenant fees below. As an Association of Residential Letting Agents (ARLA) member we pride ourselves on providing a smooth, enjoyable renting experience for all of our tenants.

Before you Move in


Holding Deposit (per tenancy) – One week’s rent.

This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).


Security Deposit (per tenancy. Rent under £50,000 per year) – Five weeks’ rent.

This covers damages or defaults on the part of the tenant during the tenancy.


Security Deposit (per tenancy. Rent of £50,000 or over per year) – Six weeks’ rent.

This covers damages or defaults on the part of the tenant during the tenancy.


During Your Tenancy


Payment to Service Providers (If Permitted and Applicable)

• Utilities (Gas, Oil, Electricity & Water)

• Communications (Telephone, Broadband & Television Packages)

• Television License

• Council Tax


Unpaid Rent

Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to

pursue non-payment of rent.

Please Note: This will not be levied until the rent is more than 14 days in arrears.


Lost Key(s) or other Security Device(s)

Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).


Variation of Contract

If the tenant wishes to make any changes to the tenancy agreement there will be a charge of £50 (inc. VAT)


Other Permitted Payments

Any other permitted payments not included above - Under the relevant legislations – Including damages.



Ending Your Tenancy


Early Termination Fee

In the event that the tenant wishes to terminate early but not where the tenant is exercising a break clause. The termination fee must reflect the actual loss suffered by the landlord (For example, loss of rent the landlord would have received) or as a letting agent (referencing and marketing costs).
