
After 7 sessions between April and May, the Renters' Rights Bill is moving closer to becoming law.
This is the most significant change seen since The Housing Act 1988.
Here’s what you need to know:
Key Changes Coming:
End of ‘No-Fault’ Evictions
Section 21 will be abolished — evictions must have a valid reason.
Section 8 will be expanded
The Government will be adding and amending both the mandatory and discretional Grounds
Rolling Tenancies for All
No more fixed terms — tenancies will continue until the tenant gives notice or a valid ground for eviction is used.
Ban on Rent Bidding
Landlords must advertise a clear rent price — no accepting higher offers.
No Discrimination
You can’t refuse tenants just because they claim benefits or have children.
Right to Request Pets
Tenants can ask to keep a pet — landlords must have a reasonable reason to say no. You can require pet insurance for damages.
Awaab’s Law
Landlords must fix serious health hazards (like damp and mould) quickly — within 24 hours for emergencies.
Landlord Ombudsman
A new independent service to handle complaints fairly — no need to go straight to court.
Rental Sector Database
Creating a database to compile information about landlords, properties and visibility of compliance
Expected Timeline
