Landlords - EPC's Big Changes Coming

Big Changes Coming to EPC Rules – What Landlords Need to Know

 

The UK government is tightening the rules around Energy Performance Certificates (EPCs), aiming to make homes more energy efficient and help reach net-zero carbon emissions by 2050. If you’re a landlord, here’s what’s changing and what you need to do.

 

What’s Changing?

 

  • Higher EPC Rating Required


    All rental homes in England and Wales must have a minimum EPC rating of C by 2030 (up from the current E).

     

  • When Does It Start?

    • New rentals: Must meet the C rating by 2028

    • All rentals: Must comply by 2030

       

  • New Way of Calculating EPCs


    A new system called the Home Energy Model is coming in which may change how EPC ratings are calculated.

     

    What Will It Cost?

    • Upgrade Costs: Expect to spend between £6,000 and £8,000 per property on improvements.

    • Cost Cap: There may be a limit of £10,000 to £15,000 per property, depending on exemptions.

    • Fines for Non-Compliance: Penalties could go up to £30,000 from 2028 if your property doesn’t meet the rules.

       

     

How Can You Improve Your EPC?

Here are a few easy wins to boost your rating:

  • Add insulation (walls, roof, floor)

  • Upgrade to an efficient boiler or heat pump

  • Install a smart thermostat

  • Use LED lighting

  • Consider adding solar panels
